Why do investors put their money into real estate development?
You were introduced to the One Lincoln Street case study in the Orientation Module and learned more about this development in the video preceding this discussion.
One of the interesting characteristics of this project is the fact that no lease agreements were in place before development commenced. Development started in 1999, and a long-term lease was only signed with a tenant, the investment management firm State Street, in 2001.
Read through the case study again (ignoring the exhibits for now) and consider the following questions:
- Why do you think the investors took the chance to develop the One Lincoln Street building when there were no preexisting leases in place?
- Would you have been willing to take this risk if you were in a similar situation? Why or why not?
